Here are answers to some common questions. 
  • What is the full fee schedule with Fulcrum Residential?

    For our Standard Service the fees are:


    • $125 Monthly Management Fee 
    • $650 Flat Rate Leasing Fee for new tenant placement 
    • $200 Renewal Fee 
    •  $450 Initial Onboarding Fee if currently occupied by resident when starting with Fulcrum. 

    For our Lease Only product, there are no other fees.

  • I own a multi-family property with more than 4 units, do you handle this type of property?

    Absolutely! Please visit www.fulcrumre.com for fulcrum’s multi-family property services to learn more. Fulcrum manages more than 1,000 multi-family units ranging from 100+ units class A to smaller class C properties.

  • How is maintenance handled with Fulcrum?

    We use a combination of in-house maintenance techs for which we bill $50 per hour and trusted, licensed and bonded, vendors to perform routine or corrective maintenance on your home. Any expense over $250 requires owner approval per our agreement; however this can be changed based on owner preference.

  • Does Fulcrum ever inspect the inside of the home, how much does it cost?

    At a minimum, we will inspect the inside of your home annually. If your home is occupied when starting service with Fulcrum, we will inspect it at the beginning of our engagement. There is no charge for these inspections.

  • What bills does Fulcrum pay and what do I pay?

    Fulcrum will pay all bills related to the property with the exception of insurance, mortgage payments and property tax payments.

  • Who handles resident payments, delinquency and other issues that may arise with residents?

    Your property manager will handle all resident relations. You will be informed and consulted as necessary; however, your manager will do all the legwork.

  • How do I receive my proceeds?

    After all bills are paid for the property, remaining rental income is distributed by the 15th of the month. Please note that Fulcrum retains a $250 balance for any maintenance issues that may arise.


  • Will I ever have to contribute funds for the property?

    From time to time as maintenance issues may come up, you may need to contribute funds. This can be done very easily through ACH through your owner portal on our website.

  • How do residents pay rent?

    We encourage all residents to pay rent through their tenant portal on our website. This is the most efficient way for residents to make their monthly payments.
